Henry County, GA

Sponsor: Atlanta Partners Group, LLC ("APG")

An experienced development group providing a housing solution to the 7th fastest growing county in the southeast. This development with a planned 130 for-sale townhomes will feature a community pool, clubhouse, pickle ball courts and dog park. The Sponsor, Atlanta Partners Group, is led by a seasoned developer with deep ground up construction experience and a strong team. The 11-acre development was acquired in 2021 with a zoning that was not conducive to multiunit residential but with time and an entitlement strategy, the team was able to work hand in hand with the community to deliver a much needed residential product to the market.

Candlewood Hotel

Gallipolis, Oh

Sponsor: Durga Prasad Gadde

An IHG-approved project awaiting building permits in a unique market with solid fundamentals proves to be another diamond in the rough found by Mr. Gadde and his team. The development of this 95-room hotel is slated to start in January 2025. Designated as a rural EB-5 project, it is expected that this project will be accepting a limited number of investors by December 2024.

Mr. Gadde, a deeply experienced Sponsor, has previously raised over $30 million for two EB-5 projects at the busiest airport in the world, Atlanta Hartsfield Airport. All investors in these two projects have either been repaid with approved Green Cards or are in full compliance.

Hidden Hills Vistas

Mr. Gadde, along with his team, are delivering a 37-acre luxury cabin development to Gatlinburg, Tennessee, the gateway to the Smoky Mountain National Park. An approved rural EB-5 project with limited investor spots remaining this development features 97 custom built cabins nestled on the side of a mountain across from the most visited National Park in the United States, Hidden Hills Vistas welcomes guests to experience mountain living like never before. 620-unit Apartment Acquisition

A value-add acquisition investment across two complexes with in-place revenues over $11 million with the opportunity to increase NOI through an efficient value-added strategy, the APG team will quickly revitalize these assets with long term assumable debt. Both assets are below replacement cost and have high occupancy rates.
